Curb Appeal
First, look at the outside of your house, better known as your curb appeal. Examine the outside of your house from a street view. What jumps out at you? What wonderful features seem hidden? Understanding this assists us in determining what steps we can take to entice buyers from the street and into your home. If your home isn't pretty on the outside with touched up paint and bright greenery it's time to get those things done. Refer to the Curb Appeal Checklist and add dollars to your home's final selling price.

Does your home seem to say, "Hello From Your New Place" to a buyer? Walking-through your place with a buyer's eye, I'll advise you of adjustments that improve Open House appeal. I'll suggest that you get rid of anything that gives the impression of clutter. Surface areas like tables, desks and counters should be neatly arranged. Kitschy sculptures, souvenirs, family photos, and play time artwork should get moved out of sight. We need to give mass appeal to the house so buyers can picture it as their new house.
Every room gets a once-over. I'll note the pieces of furniture that should be put in storage, rooms that need new paint, carpet needing to be changed, fixtures that need polishing, and any other improvement that can easily be made to positively affect the sale.
We'll make sure your home has mass appeal and that it's inviting, avoiding "offensive" or "can't-work-with" shades on the walls and furniture. And if you've already moved out, you can try borrowing furniture. The goal is for your place to look inviting as opposed to vacated.

Setting the Stage I'll tell you when it's time to show your house, because all of the improvements mesh together to paint a picture of what buyers can envision after they close on your house.
